How to Get Your Real Estate Licence in Alberta

Starting your real estate career in Alberta is a straightforward process — but it has several steps, and knowing what to expect makes the journey easier. Here is everything you need to know, in the order it happens.

Phase 1: Eligibility

Before you can enrol in any pre-licensing education, you must confirm your eligibility with RECA and create your official account.

Step 1 — Create your myRECA account

Everything in the licensing process flows through myRECA — your official RECA account. Create yours at myreca.ca before doing anything else.

Step 2 — Complete the eligibility application

Through your myRECA account, submit your eligibility application and pay the non-refundable application fee. You will need to provide:

  • Valid Canadian government-issued identification
  • Proof of Canadian citizenship or permanent residency. Note: as of March 1, 2025, temporary residents are no longer eligible for licensing in Alberta.
  • Proof of a minimum Canadian high school education or equivalent
  • Proof of English language proficiency

Step 3 — Receive RECA approval

RECA will review your application and notify you by email once your eligibility is confirmed. You cannot enrol in pre-licensing education until this approval is received. Processing times vary — check current timelines on the myRECA login page.

Phase 2: Education

Once eligible, you will complete two courses — each followed by a RECA-administered exam.

Step 4 — Enrol in Fundamentals of Real Estate

Enrol with a RECA-recognized course provider. Advanced Real Pro offers Fundamentals of Real Estate as a self-paced online course with lifetime access — built to prepare you thoroughly for the RECA exam.

Step 5 — Complete the course and pass the exam

Complete the Fundamentals course and book your RECA exam. You have three months from course completion to write the exam. A minimum score of 70% is required to pass, and you have two attempts.

Step 6 — Enrol in Practice of Real Estate

After passing the Fundamentals exam, enrol in the Practice of Real Estate course. This course builds on what you learned in Fundamentals and prepares you for the practical application of real estate in Alberta.

Step 7 — Complete the course and pass the exam

Same process as Fundamentals — complete the course, book your exam within three months, achieve a minimum of 70%, with two attempts permitted.

Important: Once you pass your Practice exam, you have one year to complete your licensing application. Missing this deadline results in forfeiture of both exam results and you would need to restart the education process from scratch.

Phase 3: Licensing

With both exams passed, you are ready to apply for your licence.

Step 8 — Complete your criminal record check

A current certified criminal record check is required as part of your licensing application. RECA provides a guide on how to obtain one at reca.ca.

Step 9 — Find a sponsoring brokerage

You cannot apply for your licence independently — a licensed Alberta brokerage must sponsor and initiate your application. Start exploring brokerages early, as this relationship is important to your career launch.

Step 10 — Submit your licensing application

Your sponsoring brokerage will initiate the licensing application on your behalf through myRECA. You will need to complete the application, pay your licensing fees, and demonstrate good character and suitability for licensing as required by RECA.

Step 11 — Receive your licence

Once your application is approved, your licence is automatically issued through myRECA. You are now a licensed real estate professional in Alberta.
