Fundamentals of Real Estate is the first required course in Alberta’s real estate licensing pathway. To enrol, learners must first meet RECA’s eligibility requirements and receive a valid RECA learner ID.
This Alberta real estate pre-licensing course introduces the core legal, regulatory, agency, property, brokerage, and professional practice concepts required before moving into a Practice course. It is designed for learners preparing for the RECA Fundamentals of Real Estate exam and for those planning to continue into residential, commercial, rural, or property management licensing streams.
The course is 100% online and self-paced, with structured lessons, practical scenarios, knowledge checks, and exam-style practice questions to help learners build understanding, retain key concepts, and prepare with confidence for Alberta’s real estate licensing process.

This course introduces the core legal, regulatory, agency, property, brokerage, and professional practice concepts learners need before moving into a Practice course. It is suitable for learners pursuing residential, commercial, rural, or property management licensing paths and is designed to support preparation for the RECA Fundamentals exam.
This course covers the full scope of knowledge required for the RECA Fundamentals of Real Estate exam, organized across 18 units:
- The regulatory framework governing real estate in Alberta, incl> role, the Real Estate Act, and licensing requirements - Property ownership types, interests, and rights - Agency relationships, representation obligations, and client duties - Condominium ownership, governance, and documentation - Brokerage operations, trust accounts, and compliance - Disclosure obligations, privacy law, and conflict of interest management - Contract law, negotiation, and closing fundamentals - Professional conduct, ethics, risk management, and fraud prevention - Communication, client advisory, mortgage basics, and technology in practice
